Door stuck to the floor?

In humid Tampa, doors don’t freeze — but they can stick to the slab. Here’s why and what to do.

Why it sticks

A rubber bottom seal can adhere to the concrete after rain or in high humidity, especially if the seal is old and tacky. Debris, dried mud, or a slightly low spot that pools water can also glue the door down.

Freeing it safely

Don’t mash the opener button repeatedly — you can strip the gear or pull the door off its track if it’s stuck fast. Free the seal gently by hand first, then run the door.

Preventing it

A fresh bottom seal that isn’t degraded won’t stick, and keeping the threshold clean and draining stops the suction. We replace seals as part of a tune-up.
